The working group on electrical safety in private rented accommodation has reported and we expect this to be in brought into legislation in the next few months. A brief summary: Electrical Fires were the cause of 748 fires in London over the last five years compared to Gas which had 97. A mandatory 5 year Electrical Condition Report (ECR) will be required along with a certificate to confirm that any remedial work has been completed. New form for Accelerated Possession – from 21st Nov ’17

A new form for accelerated possession has been published by the Courts to include reference to the new section 21 (Form 6a) compliance requirements i.e. how to rent guide, EPC and Gas Safety Record . Update from ARLA – there are now new offences designed to target rogue landlords and letting agents operating in England! The new offences, which come into force today, will be welcome if they achieve the Home Office’s central aim of prosecuting and fining criminal landlords who are supplying substandard accommodation on the peripheries of society’s radar for inflated rents. Alarms.. You may be aware that new legislation is due to come into effect on 1st October 2015 regarding Smoke and Carbon Monoxide Alarms – unfortunately the Government have only issued draft guidance so far (it’s been thrown out of the Lords once too!), and to date we are still waiting for the final regulations. Immigration checks, coming to a property near you!

From 1st December 2014, all landlords will have to make checks on tenants to ensure that they have permission to live (and stay) in the UK, making it harder for illegal immigrants to live in the country. We are in the pilot area – which is comprised of Birmingham, Walsall, Sandwell, Dudley and Wolverhampton, with other areas in the UK being brought in during 2015.
