The Election results are all but in and it’s a scene of trauma, tears and triumph.
The political map is redrawn as constituencies change hands across the UK and Scotland changes colour.

It was a brutal night in politics, but as the sun rose the Conservatives won the day – and how. Even the most confident Tories were surprised by the support when it came to the crunch, but the people had their say and there were tears of joy and bitter sadness across the UK.

Joy for the Conservatives as they get a second term to build on their hard won achievements. Delight for the Scottish National Party as they wiped the floor with the Labour Party.

A traumatic night as three party leaders lost their jobs – disaster for Ed Miliband who was so much more confident of his support– he may have held his seat but is widely blamed for losing the election; heartbreak for the Liberal Democrats as Nick Clegg who felt duty bound to resign as party leader as he saw his party’s profile plummet as the seats fell one after one; huge frustration for UKIP as they won hundreds of thousands of votes but their leader, Nigel Farage failed to win his North Thanet seat and only won one seat; embarrassment for the Green Party as their Leader, Natalie Bennett failed to win her seat Holborn & St Pancras.

In the property arena, Brandon Lewis, Conservative retained his seat in Great Yarmouth, with 19,089 votes, a 42.9% of the vote, while Emma Reynolds, Labour’s Shadow Housing Minister in the last Government, held her seat, Wolverhampton North East, increasing her share by 4.7%. Whether they will return to their former posts is not yet known.

Special joy for those who know Kevin Hollinrake, Founder and Chairman of Hunters, the estate agency chain, who won the Thirsk and Malton seat for the Conservatives – absolutely superb result for Kevin and for the industry as we believe he is the first estate agent to be elected to the House of commons.

Conservative leader David Cameron said, ‘This is clearly a very strong night for the Conservative Party. We’ve had a positive response to a positive campaign.’
Labour leader Ed Miliband looked traumatised as he retained his seat, ‘This has clearly been a very difficult and disappointing night for the Labour Party.’ At 12.15pm today, he announced his resignation.
Liberal Democrat leader Nick Clegg looked heartbroken, ‘It is now painfully clear this has been a cruel and punishing night for the Liberal Democrats.

Alastair Campbell said that ‘Up to 10 o’clock last night we (Labour) though we were going to win.”

Nigel Farage said, “There was an earthquake last night and it happened north of the border…. But followed that by saying that although he had lost his seat he, “had never been happier.”

Natalie Bennett said, “’We are in a new place as the Green Party, at the centre of British politics.’
Property people had plenty to say as well:
Melanie Leech, Chief Executive of the British Property Federation, said, “We would like to see the government prioritise a coherent plan to deliver increased housing supply; to follow through on the commitment to fundamentally review business rates, and take action to put in place the right infrastructure – including real estate – that will allow our country to thrive.
Nick Leeming, Chairman of Jackson-Stops & Staff, said, “The clouds that have hung over the London property market have now dispersed. Having seen the number of property transactions slow down sharply over the last six months, as the prospect of mansion tax loomed on the horizon, with today’s result, we expect to see greater activity in the London market from now on. Now that London is open for business again we expect the wider markets to respond accordingly.”

Dominic Agace, CEO of Winkworth, said, “We are especially pleased that the prospect of an increased mansion tax under Labour has been avoided, as well as the idea of increased rent controls and obligatory three-year tenancies. All of which would have put pressure on the private rented sector, and served to put off investors.

“Now that the election is out of the way, though, I do think the Tories need to ensure that more houses get built. I would like to see them making moves to get homes built on brownfield sites that they have identified.’

“There are a lot of people out there who were just waiting for the election result,” he says. “Now that the result is known, they will be putting their house on the market.

“There is no doubt what message the electorate has given the nation’s estate agents. Far from red or amber, the signal is green. Let the buying and selling begin.”

Adam Day at Hatched said, “I believe this to be great news for the housing market, particularly in the short term, evading the potential surprises and uncertainty that a Labour majority or hung parliament would have created.

“There are reservations though; the continuing growth of the market is a problem in itself and I do believe that prices are already far too high for buyers across the UK. I also believe passionately that everyone should have the chance to own their own home and all the help being offered to first time buyers, fuelling demand and therefore prices, means the Conservatives have not got it all right.”

Alison Platt, Chief Executive Officer, Countrywide plc, said, “Now we have clarity following the General Election, we expect there to be greater activity in the housing market, especially in the £2 million plus markets facing the prospect of a Mansion Tax.

“We anticipate this Conservative led Government to turn its attention from implementing policies that stimulated demand in the housing market to addressing the lack of housing supply. Sticking to its pledge to boost housebuilding through the provision of more affordable housing and more garden cities should prove welcome.”

Charlie Ellingworth from Property Vision said, “This election result is an unambiguously positive result for the housing market. The spectre of a mansion tax has haunted the market for the first half of this year and now that threat has gone turnover will certainly pick up. One has to hope that will not cause further crazy upward spirals in prices.

“If the Conservatives have any sense they will spike the Labour guns for the future by reforming the Council Tax bands. It is also to be hoped that they will somehow manage to kick the insane Right to Buy election pledge into the long grass where it deserves to stay.”

Henry & James’ Chief Executive, James Bailey, said, “I thought we were going to see a hung Parliament. There is no doubt that people have been sitting on the fence, waiting to see what would happen, waiting to see if the threat of Labour’s mansion tax would become a reality.

“And in a single night, all that doubt has been wiped out. How encouraging it is that we are not going to wait for weeks for the dust to settle. What this result sends out is a message to the rest of the world, that Britain is a good place to invest.”

Miles Gibson, Head of UK Research at CBRE, said, “With such a slim majority it almost feels like we’re ‘back to the 90s’ but the overall economic outlook remains favourable. Strong employment, low inflation, low interest rates and high levels of inward investment all bode well for the property sector.”

Edward Heaton, Heaton and Partners said, “As a result of this year’s General Election I expect that prime country house prices could rise by as much as 10% within weeks. There will be bun fights in the next few weeks for the best houses which come to the market as confidence in the top-end of the regional market returns. For many operating in the prime property market, there is a palpable sense of relief at the Election outcome as there were some genuine concerns about the possible impact of Mansion Tax tied in with the attack on non-doms proposed by Labour.”

In Twitterland, Gilbert Homes said, “A great day for British business.”

Eric Walker said, “Rent controls and mansion tax off the agenda.”

James Wyatt said, “ One can’t help thinking that David Miliband would have won this election. The Trades Union are entirely to blame.”
