Energy Performance Certificates (EPCs) are needed for all rental properties and are valid
for 10 years and cost £66 inc VAT (£55 +VAT) per property.

FEES/CHARGES FOR LANDLORDS

1) Introduction Only Service £240 inc VAT (£200+VAT) payable for each letting where the tenant is introduced through the Agent
2) Tenant Find Service £420 inc VAT (£350+VAT) payable for each letting where the tenant is introduced through the Agent
3) Letting and Rent Collection Service 8.4% inc VAT (7%+VAT) of the rent received, deducted by the Agent plus an initial setup fee of 60% inc VAT of the first month’s rent (50% + VAT)
4) Full Management Service 12% inc VAT (10%+VAT) of the rent received, deducted by the Agent, plus an initial setup fee of 60% inc VAT of the first month’s rent (50% + VAT)
5) Rent Guarantee (only available with full Management) £72 inc VAT (£60+VAT) for a 6mth tenancy
£120 inc VAT (£100+VAT) for a 12mth tenancy
6) Rent on Time 15.6% inc VAT (13%+VAT) of the rent received, deducted by Rent on Time, plus an initial setup fee of 60% inc VAT of the first month’s rent (50% inc VAT)

The fees under the above services are payable when any individual or organisation enters into an agreement to rent a Property as a result of our promotion, introduction, or viewing by the Agent.

Additional Charges

Gas safety check (per anum – up to a Maximum of three appliances) £78 inc VAT (£65+VAT) per property
Electrical Check (due every five years) £156 inc VAT (£130+VAT) per property
Legionella Risk Assessment (LRA) £36 inc VAT (£30+VAT) to include a free smoke/CO alarm check
Smoke/Carbon Monoxide Alarms £18 inc VAT (£15+VAT) per alarm installation
Inventory Service (unfurnished properties) £54 inc VAT (£45+VAT) Please ask for a quote for furnished properties.
Duplicate Statements (per statement) £1.80 inc VAT (£1.50+VAT)
Professional hourly rate £24 inc VAT (£20+VAT) Charged by the Agent when required to carry out any additional services (to be agreed in advance)
Check In (non-managed services only) £60 inc VAT (£50+VAT) per property
Check out (non-managed services only) £60 inc VAT (£50+VAT) per property
Void Property inspections £36 inc VAT (per visit) (£30+VAT)
Tenancy Renewal fee £36 inc VAT (£30+VAT) – landlord’s share
